I feel like Homeq is ripping us off! I was on time with all my mtg. payments until the end of 2007 when my business wasn't do so well. I kept paying Homeq the best I could, sometimes $50. short. Of course I was in communication with them all along. I ended up not being able to afford homeowner's insurance in order to pay the mortgage so they added insurance to the mtg. They decided to put the full premium amount of $1700. causing me to go into foreclosure! Then they added an additional $2000. legal fees. They told me I had to come up with at least $3200. to get it out of foreclosure, and when I did they declined my payment. Now I am currently in foreclosure again. I have no other alternative but to file for bankruptcy. I felt like they really screwed me over!

**I must say that the people at Homeq customer service have been nice, but I get a different answer every time I call.

Yes I did a loan modification with my lender. I thought that under these Modifications that they were suppose to put behind payments at the end of the loan. Well I did end up with a lower interest rate but they tacked on 9,844.46 raising my balance from $125833.82 to $134094.44. because of the now I even owe more . My payment only went down $25.00 . PLEASE HELP ME. MY lender is Homeq servcing

I fell a month behind Summer 2006, When I called to make arrangements to pay an Additional amount each month on top of my regular payment till the account was current. The homeq rep told me I could not do that then became rude & abusive demanding I make arrangements to pay the whole past due immediately. I refused stating I could not afford a double payment. The rep continued to be abusive, & threatened that If I tried to over pay my mortgage to get it current that they(Homeq) would refuse my payment thereby making me further behind. So I terminated the call. I continue to send my monthly payment a month behind, but refuse to work with homeq's abusive people.  

 

 

On September 18, 2007. I received a call from my homeowners insurance company. My monthly premium had not been paid. The Representative from my insurance company asked me to check with Homeq about the non payment.  

 

First I confirmed that my monthly payment had cleared my bank. Then informed the insurance rep that I sent in & confirmed the payment had cleared. The Insurance rep asked me to call homeq about the payment. At this point I declined to call homeq, informing her about the last time I tried to work with them I found them abusive & rude. The rep then volunteered to call homeq for me to find out.  

 

An hour later I received another call form my insurance rep. The woman was very upset with homeq. She told me they were very rude & They told her that "HOMEQ HAS NEVER PAID MY HOMEOWNERS INSURANCE". I've had this mortgage since December 2005. I have never paid my home owners insurance directly & even the insurance rep told me her records indicated they(the insurance co) were to bill homeq for my insurance.  

 

SO now I've made arrangements with my insurance carrier to pay my monthly premium separately. So Homeq must think I'm just going to keep paying the full monthly mortgage payment. Then turn around and pay my insurance separately. So that they may pocket the difference. I have sent a letter to homeq notifying them that I wil be reducing my monthly payment by the amount of my monthly insurance payment since as Homeq states "HOMEQ HAS NEVER PAID MY HOMEOWNERS INSURANCE". Strange thing is; IF "HOMEQ HAS NEVER PAID MY HOMEOWNERS INSURANCE" as they claim. Then why am I still a month behind on my mortgage & Whose been paying my homeowners insurance since 2005?  

 

 

Since than I have Not trusted anything Homeq has had to say, & had fallen 2 months behind.  

 

As of July 2008 the company refused to accept my monthly payment, so that Homeq could push me into foreclosure (3 months past due). I acquired an attorney to negotiate a settlement of payment arrangements. When Homeq & my attorney had reached an agreement to let me pay the 3 months past due & my august payment by august 1st, 2008. Just when I thought the deal was done, Homeq tells my attorney that I'm actually " 6 months behind!" I don't know how I went from being 3 months behind July 1st, 2008 to being 6 months behind by July 23, 2008.  

 

SO Homeq wanted me not my attorney to call & make arrangements to pay 4 months(including August 2008) then make arrangements to pay an additional 3 months. I refused, because I was only 3 months behind in the first place. This just goes to show Homeq Cannot be trusted!!!!!  

 

Since then I've had to file a Chapter 13 Bankruptcy to force Homeq to make payment arrangements.

I too am trying to work out a modify, but as stated in all or most of all of these comments Homeq will not work with you. I tried to modify loan while I was in good standing with them never late and was told there was nothing they could do for me until my loan actually adjusted. Now I am behind and have someone working for me and of course they are not willing to assist me with anything. It's in Gods hands now...God bless everyone It's a very hurtful thing when you lose something you have worked so hard for, for you and your family. They don't even give you an opportunity except to give them more $$$$ in which you are trying to decrease payments not increase

When we modified with Homeq, initially, they "worked" with us. This meant reducing the interest rate, which reduced the payment by $200 a month. Ironically, this is the amount the mortgage increased after the ARM adjustment. $200 wasn't enought for us with a $2400 mortgage. We couldn't pay it. We asked for another modification and they said no. They've suggested we short sale. I asked them point blank, "So is it your position that you'd rather I file for bankruptcy and put my house in it than help us save our home?" They said, "Well, we're not saying that but we have policies." 

 

Every time I call I get a different person. And these people are not education enough to be giving mortgage/financial advice. It's a different answer every time.

I, too have fallen behind on my mortgage being serviced by HomEq. I have stayed in touch with them and they helped us into a repayment plan. Yeah, the payments are really high for the next few months, but we have our home. I get new people in customer service every time, too, but my experience has been that nearly everything I tell them is on my records, so they each know the situation. They ALWAYS ask what caused us to be behind, and I always answer because it is part of what they have to ask. Please keep in mind that these people on the other end of the phones are human, too, and working to try to feed their kids and keep their homes. They are feeling the economic troubles, too. I may have issues with a few things HomEq does, but they truly don't want to take your homes away. Banks and servicers usually end up losing money when they foreclose, so it is in their best interests to work it out with you, if at all possible. Stay in communication and be nice to them!

They took my house 2 years ago. They are evil people with no sense of humanity. They manipulate your payments. Now I am divorced living in a run down mobile home.

I am trying to get refinance to get out of this arm loan I am stuck with. We had to file bankruptcy to keep from losing our home. They have added a 11.375% interest which is $9,043.08 to our payoff and can't tell us why or what these figures are. Our total unpaid balance is only $79,682 and no one will refinance because of this of this figure they have attached to our payoff.

HOMEQ HAS FORCLOSED ON US..WE LET THEM THEY WANTED 8000.00 WITH IN 4 DAYS AND 5500.00 A MONTH FOR 12 MONTHS...I ASKED FOR A MODIFICATION 4 TIMES AND EVERYTIME THEY SAID THEY'D CALL ME BACK THEY NEVER CALL YOU BACK AND WHEN YOU CALL THEM YOU GET SOMEBODY NEW WHO DOESN'T KNOW ANYTHING....THEN EVERY TIME I TALKED TO THEM THEY HAD TO ORDER NEW FESS... IGUESS THEY MEANT LEGAL FEES.. THEY ARE OFFERING ME 1700.00 TO MOVE OUT BY AUG 5, I'M TRYING...i say good luck recovering your money my house is worth 120,000.00 less than the loan they gave me.. IF ANYOF YOU ARE HOPING FOR THIS COMPANY TO WORK WITH YOU GOOD LUCK ALL YOU WILL GET IS THE RUN AROUND AND EVICTION NOTICES ON YOUR DOOR....

have gone through this w/homeq! used a predatory broker who assured me i could refi in 2 yrs w/perfect pymts; HAD NOT BEEN LATE FOR THE LIFE OF THE LOAN (24 MOS). he could not refi me, too much debt he said but continued to shop my app. explained all this to cust svc, said they would work w/me to set up repayment plan which incl all late fees. paid addl $300 for 4 mos, no late pymts. added another $400 late fees. tried to dispute in writing to have removed from my credit. claims the original agreement did not incl. fax copy of orig agmt but they refuse to take fees off acct. in 4 yrs have NEVER been late even w/3 adj rate increases-have all bank records to prove it-but this continues to show on my credit and be more of a hinderance to refi than debt-to-inc ratio

I just worked with my dear clients with Home Q and they allowed me to keep there house from adjusting and we were able to do something called a short refinance. Due to there house value dropping.
