Check Cashing

HomEq cashed a check that did not belong to them. Meanwhile the check that did not belong to them appeared to be cashed and caused a lot of trouble with another bank. How can anyone cash a check that doesnt belong to them. Or should I say how can you trust a loan service that can force a payment that doesnt belong to them and cash it? Watch out ! They say it will take ONLY ten biz days. Haaa Haa haaa haa haa haa haa. Lets see how long it will really take for them to justify this error. haaa

Unbelieveable ***

homeq is the worst company to deal with I wish they would sell my mortage to another company so i dont have to deal with the people that work there.last month i paid my mortage over the internet and today i recieved a letter saying they did not recieve payment. i paying my mortage will my checking account for the last year or so. now it no such account. call the company and the people are very nasty and unprofessional. the wosrt company to do business with. they also put my house in foreclosure for being 1 month behind and they knew i was on workman comp.

Lost payment

I became pissed when I sent a payment to them throught the mail and they didnt recieve the payment for 6months after the fact. So I had to put a stop payment on the check which ment that I no longer had the Money for that months morgage. They were also aware of that fact. that the check was lost in the mail. They didnt check the date on the mail , when it was sent out. also that I cannot recieve a statement with out requesting one. They have to have a request form for that should automaticlaly be sent to us anyway. All the other morgage companys that I have delt with send out a morgage statement.

i sent out a payment on my home but the loan was in someone elses name they cashed the check and returned it in the loan holders name instead of just mailing it back i cant find the guy and they want me to just forget about it... 1200 dollars and i lost me home to forclosure... never do a "wrapped loan"

Insurance premium of $1700 added by Homeq reflects as late payments causing foreclosure.

I'm a single mother with a 4 year old daughter trying to keep up with my mortgage, auto, car insurance, utilities and food. I could'nt afford at the time home owners insurance. Homeq decided to force their insurance of $1700.00 to my mortgage. Which is ok, but they added my 1 late payment along with the $1700.00 all together in December of 2007. Suggesting I was late 4 payments causing them to foreclose on my property. Now I have to come up with 1763.00 plus 675.00 payment and foreclosure legal fees(attorney fees) of $1700.00. All together I need to pay them $4,138.00 by April 24th. 2008. And it has to be received no later than today, April 21st. 2008. You hear on the news to talk to your lender so they can help you if your having trouble with your payments. But adding this their insurance and foreclosing on homeowners is unethical and cynical. I've heard that reps and/or lender managers get bonuses if they meet their quota of foreclosures for the month. I guess i'll be calling the Texas Savings and Loan in Austin, TX and file a complaint on them.

HomeQ sucks

We lost our house because of HomeQ. They made it impossible to pull out house out of foreclosure. My bank had called them and even told them that I was approved for it. Since HomeQ had the first and the second, they would not approve the subordinate loan application. then turned around and sold it. Consumer Credit and my bank said they have never seen a more worse mortgage company. Thanks to them, I have no home. They have an inhouse group now that sells the homes they buy back. Once they found I had equity in my house, they refused to work with me any more.

Lazy employees of HomeQ

My mortage went up a few months ago so we desided to sell our house in May. We hadden't been able to pay the mortage because it went up four hundred dollars. HomeQ would not accept partial payments for us to be able to make payments on time. Now we are down to the wire on the foreclosure list. My Real Estate agent has tried for the last two months to get the house on short sale so it doesn't go into foreclosure before our buyers can get the funds to purchase. My Real Estate agent has been going round and round with the mortage company. just to advise you, homeq does not make any money off of a foreclosure, it actually loses money. it is more of an asset to the company to service loans that are current than to go thru the delinquency process.

homeq loses massive amounts of money having to pay outside companies to assist with the process of a foreclosure.

to call the company lazy and act like you are the only one during this housing crisis that is attempting to do a short sale is ridiculous. you should appreciate the fact that homeq even considers short sales as an option to help you overcome your challenge.

HomEq's extra fees will send you to foreclosure

HomEq Servicing charges extremely high charges for late fees, fees charged if you break an agreement (>$200.00 each time), as well as several thousand dollars for "legal fees" if they pursue foreclosure. They routinely use lawyers within their own company and still charge these extremely high fees. If you have a large amount of equity in your home and have poor or fair credit which they know will render it difficult to refinance your home then they will go after your home even faster so they can foreclose and keep the equity you have buildt up. They even charged more than $2000 for legal fees to start foreclosure proceedings when we were less than 60 days late on a payment. What HomEq is doing to so many of it's mortgage holder's should be and probably is criminal. Consider carefully before you sign a contract with this company. If this company buys your mortgage contract like they did ours, we suggest you immediately start looking to refinance or sell your home to buy another home through a company that will state in writing that they will not sell your contract to them. Saying HomEq charges high late charges is oh so funny.......

All charges are clearly laid out in the contract when you signed, if you were the type of person that was abit more aware of how contract operate you may be in a prime situation instead of the more likely situation that you are SUB PRIME!

Dude, First of all Homeq doesn't actively collect on any fees or "corporate advances" like legal fees.

The reason for this is that borrowers are only required to pay their principle and interest due each month in order to satisfy that months payment.

You are not responsible for paying these fees until you are ready to payoff the mortgage.

If you have paid any fees or corporate advances within the last three months you can actually call and have those funds applied toward the principle and interest payment that is due.

The customer service rep will most likely advise you that you must fax it in writing, but they will satisfy you're request.

That being said, I know the economy is bad, but you guys are just dead-beats that can't afford to pay your mortgages. Don't blame you're mortgage servicer for that.

Homeq is not even a mortgage company anyway. They are a mortgage servicer.

Which means that the mortgage company who let you borrow 2 to 3 hundred K is paying HomEq to service your loan because you are a high risk borrower and they would rather pay another company to deal with you.

Have to agree with the original poster about HomeQ being aggessive when there is a lot of equity on the property. I was 45 days late and received a notice of default. And to add insult to injury, they added over $10,000 in expenses after missing two payments and before 60 days!

This is soo true. I was within the 90 days past due and was charged almost 2k for legal services which was added to my payment plan.

Now with 2 months left on this plan they are calling and saying that I'm past due and when I do get someone on the phone they never put notes in your file as they have talked to you.

I feel this company preys on us unfortunate individuals who want our home but have less than perfect credit. I cannot get anyone to refi me out of this company so I'm stuck with them.

No one ever remembers talking to us .a year ago it coted us over 10000.00 to keep our home which we had to borrow from a family menber. and now were fighting with them again. where can we get help and how do we stop them

I was told to pull my home out of bankrupt and send $1,600.00 to homeq.

i am in the national guard and moblizated for Iraq in May 2007. I was told to file bankrupt to save my house in 2006. i called homeq because the bankrupt plan was taken$300.00 aweek out of $472. I only needed to pay back $7300.00 which included attoney fees to Homeq. Homeq told me to pull the house out of bankrupt and gave me a repayment plan over the phone of around$1600.00 down and monthly payments of $960.00 a month for 12 months or so. They were to faxe me the contrac to sign after I had the Chapter 13 closed. I called Homeq afew days later after i close the bankrupt case and I was told by Homeq that they would not except the repayment offer. My house was forclosed about 3 weeks later. Now my credit is destroyed, because I belived what someone told me ovet the phone with getting it in writting. I also had an insurance claim of $28,000.00 on this same house in 2004, when the house flooded and the insurance that was carried by Homqe came out and took pictures of the damages and never paid. We lost heating, building materials, carpets and the walls begin to mold from the sheetrock getting wet. When we called the company they send us a letter that regreted the way i case had been handered and was promise the claim would be taken care of, It neve was.

The Worst!!!

HomEq is the WORST mortgage company that I've ever had to deal with. I'm starting to believe that they are a joke. If anyone has had a good experience with them, their probably employed by HomEq. The servicing center for the Loss Mitigation department is CLUELESS. PLEASE, PLEASE Do NOT do business with this lender. EVERY customer service rep. has a different answer to the same question. Inconsistent with entire process. Have to continue calling and can never speak with a rep that's assigned to your file. I wouldn't want to reccommend this lender to my worst enemy!

I pay my payment on the first . An sometimes it gets there on the 3,4,5 of the month an they start calling me ,an they are nasty they think that they are the only ones to be heard ,They do not want to here what you have to say. I can not stand them , my loan was sold to them an i can not stand ,these pepole are ruthles..I would like to refinance but that is impossible at this time , Hope i will be able to get another company to remortage my condo.Just had to vent.

I don't know where to begin. Home Eq Servicing is the worst of the worst. They did not follow their own policies and claim they did. Don't use this company! Imagine an arsonist burns your house down, gets caught, and takes no responsibility. That is a parallel to what happened to me and could happen to you if circumstances in your life put you in a bankruptcy/foreclosure situation with this company. They did the same thing to me. they changed the locks while i was at work, emptied the house and and then stated that the house was abandoned.

all lies. to date have not received or know the whereabouts of mine and my children's belongings. The threats and and harassing phone calls was more than anyone could tolerate.

During that time i feared for my life and was completely stressed out. I ended up in the hospital because of them.

i have been with this company about 2 years, and there is nothing that they do to save or help your credit> but over charge you for fee's about: $100 property assessement or late fees or set up fees or this and that> i ahte this company, there are for the people. I'm subprime client and i dont see them expanding the oliver branch to people in jeopardy. no! one has a clue! and they have two numbers to the same dept. i have written to them for help! no help,no nothing, zero,da-da...sad is me

That is about standard for their customer service skills in my experience.

After I failed to qualify for HAMP, I was told all they would do for me is work with me on a short sale. No other options were available but pay more than I can afford (in part higher because THEY miscalculated escrow multiple times), be forclosed on (a threat they send out 2 days after a payment is late) or try to sell the house (and they have been so helpful I'm sure they'll work with me on a short sale, right?)

I had asked homeq to help me with a loan modificaiton to cut up with the money i had owe them since the first moficiation they did, HOmeq failed to make it clear that i needed to make two payments instead of one. Now they are very verbally abusive and rude.

To my suprise i am been treated like a criminal who has no right and all they care is to ger my house. All they asked is for me to come up with 11,000 dollars in one week or else they will take my hosue.

anyone being charged a down pymnt to get a mod is delq. This money goes only to your loan and nowhere else. It is used to put your loan in a current enough state to start the mod.

This person is high, homeq follows same basic models as the going economy. They started with the most troubled loans first that is why you see delq people get them first. It beats helping people that arent currently loosing thier home and kicking famlies out in the streets and taking HUGE loses......Makes sense right?

As for the mod process it is a learing curb for the enitre country, it dosent state in ANY LOAN that if you have hard times we'll change the offer, so when you actually have that situation arise it is new.

If you look in THE NEW YORK TIMES it actually rates home #1 for mods being done correctly and we are A- in the BBB rating. We help as many people as we can that need help but you also get a large amount of people looking to exploit the system by manipulating these hard time for thier benefit.

HOMEQ now follows all HAMP guidelines and will also test for internal opts after that has failed. Anyone that says you need to be delq to get a mod is as high as this person! We get money to mod your loan and EVEN MORE $$$ if we mod it before it gets delq!!!!!!!!

Put the arrears at the end of the loan. The homeowner has some relief, the banks are not stuck with hundreds of homes that they cannot recoup the money for. No big bail out would be necessary....But, Noooo, they want it all...well I hope they get stuck with all the homes they foreclose on....I hope they have to close their company, they all lose their jobs, then they can see first hand what creeps they were to homeowners when they try to save their own homes from foreclosure.

Sad to say there customer service tactics are lacking, they seem to be doing the payment limbo with alot of customers, and of course all the fee's and penalies just keep adding up! And of course when you least expect they put your house up for sherriff sale! That happened to us we were not behind and we were not in trouble, yet we fell into the Homeq Trap, we are not going to take this lying down , people get your attorneys and fight them by joining class action suits, they should work on commission ours is, we have everything they did to us documented and they have broken plenty of rules fight those subprime lenders and servicers and save your homes!

It's scary the people they hire to handle calls. l too fell behind on payments because of my income coming from sales (l own a bike shop).

l call in to do one thing, they send a letter two days later telling me l have to do something else. The last bit of problems with being on time l told HQ that l would no doubt be able to send smaller payments through Western Union. X on one day, X on another day and the balance on the following weekend. That was the last thing we talked about as l got off the phone.

l sent the payment only to have HQ end up sending it back. l sent the 2nd payment the morning before l got the letter stating the refused the payment. So here l am, l have two payments out in cyber-land that ; can't touch until Western Union returns my funds. The whole time l'm going back and forth with HQ.

Before this, l set up a new payment plan based on the loss of income l was going through. The agent l spoke completely confused the payment method and payments required. This payment plan was supposed to lower my payments... l get a letter explaining the whole process but the amounts due were actually +/-$300 more than l was already paying (HUH?).

There's a number of other issues l have had with them but the past few months just take the cake. This is my home l am trying to save - the agents they have working really don't seem to care as far as l can tell.

l have spoken to few who were nice over the phone but that's as far as it goes.

l really hate to say this but, does HQ hire justt anyone off the street? train them maybe just a little bit off a Q-sheet?

HOME EQ CUSTOMER SERVICE? YEAH RIGHT

Where do I start. This company has no customer service what so every. They charge you for every little late fee, check charge, making a payment on line charge, etc... I am tired of these mortgage companies frustrating their customers and causing us to lose our homes because of the frustration. We need help not the headache and heartache of losing our homes because of the stupidity of companies that aren't willing to help their customers and or treat them with respect! We have been trying since July 2007 to get help in preventing foreclosure on our home. This is the first month that we have not made our payment on time.

Home Q servicing=rip off

terrible company to do busines with, cust.service - left hand don't know what the right is doing. Collections dept harrasing me over Property insurance they took out on my behalf and got it from the most expensive insurance company in the nation. and charged me 1000 for 5 weeks missed homeowners insurance -after the fact !! now are ready to start reporting me to credit bureaus to ruin my credit. im trying to fight them but its like dealing with a 2 year old. in fact dealing with a 2 year old is easier. avoid Home Q like the plague !! as a line from the movie goes-be afraid-be very afraid.

My parents are senior citizens that have NEVER missed a payment, yet HomeQ started trying to take away their home back in June of 2007. They began by returning my parents payments every month.

My mother would staple the check she\'d sent to the letter they sent back with it and put it into a file. This went on for several months, then, out of the blue...OOPS, they let one get through and cashed it! That was the first mistake. They resumed to returning the payments again, then OOPS, they cashed one again.

Only this time, they sent my parents a check for a refund of payment for that particular month, which my parents never cashed. My mother goes down to the tax office like clockwork and pays their taxes, only to have the money refunded by check because HomeQ comes along and pays it as well. My mother has never cashed any checks they've sent and she continues to send a payment every month and they continue to return them. My father is terminal and Mother has a heart condition, so I am now their Power of Attorney over this matter.

And one thing HomeQ, or anyone else involved in this matter, is going to find out that I am not an "easy-going" or "mild-mannered" senior citizen like my folks. I'm a very determined woman with that "bulldog" mentality and there's no way I'm gonna let this ride. They may think they can push my folks around, but they will find that dealing with me is quite another matter altogether. I've written letters to HomeQ, Barclays, Wachovia (or as I fondly call them "Walk-all-over-ya".) and Deutschbank in Germany.

I've also contacted the BBB, the FTC, the Atty. General's office of the US (due to federal jurisdiction issues), the state atty. general's office, the congressmen for the state, etc. And I will continue to contact any and all persons who will aid me in seeking justice for my parents.

And if it takes until I'm a senior citizen to see it, I will see it done. HomeQ has chosen the wrong family to screw with!

I have been trying for mod for over a year. I am fed up with calling one day to say they received everything the call back next day no one can find the papers that where faxed in.

Now I am trying for Hafa short sale, I am getting the same run around only in a different dept. I live in VA. can any one advise who I can contact in VA. for answers with the company.

I have spoken to many reps. for Homeq no one not even the lead have any knowledge about the HAFA programs.

I just want to sell my house not by choice just to get away from payment Homeq another penny. What a bunch of idiots!!!

wow for all you to sit there and complain about Homeq is pretty self worthy.. I have had Homeq for 30 years for all 4 homes with them..and I have never had a problem. Reps were all very helpful. For you people blaming Homeq for your own mistakes you need to reevaluate yourselves.. You are the ones who did not read the docs at closing and agreed to be on ADJUSTABLE RATE.. INFLATED YOUR INCOME TO QUALIFY FOR THE LOAN..you know who I am talking about to reality you cant afford the home get out of it Homeq is not going to make your payments for you.. Take your own responsibility and stop blaming other people for them.. Keep up the good work HOMEQ for these subprime people who crashed our market for ones that do PAY their mortgage. You guys are doing a great job and following all the guidelines.. Its not your fault these people do not have it together and know their rate is going to adjust.

As a servicer it is absolutely not their responsibility to just wait until the mortgagor is good and ready to make a payment. People think that the economy is only affecting the mortgagors, but it is affecting the servicers as well.

A perfect example of how it is affecting a servicer is when you don't make your payment. A servicing company still has to pay the investor, so they are paying money out of their pocket. So where does that leave them at? Everyone wonders why the economy is in the position it's in.

Not just the "predatory lenders" in addition you fudged your income, or were too unintelligent to sign a loan without reading your terms. It is nobody's fault but your own when you lose your home. If you have a medical issue and you become debilitated- then you can no longer afford the home. Is it your servicers responsiblity to pay your mortgage.

Don't think that your sob story deserves pity, because ultimately no one is going to hold your hand, there are far more people, and probably even people that work for these companies that have worse things going on .So they follow the rules, the rules that are very clearly stated. So if you make the choice to get a loan, make a choice to not read your loan documents, or fudge numbers so that you can get a loan- well then that was your choice.

One time a payment somehow didn't go through on-line because of a glitch which cause my account to be late. When I called, they corrected the error and didn't charge me a late fee.

I also have a loan with Homeq-I am an escrow officer and know the terms of my loan inside and out-I have always made my payments on time and have never had to call them until a couple of weeks ago-it was to ask a simple question-the girl I talked to was very rude and uninformed-she tried to tell me things about my loan that just were not true-when I called her on it she hung up on me.

Some of you who are self righteously putting blame on these borrowers need to get off your high horse. Yes, people should read and understand what they are signing but these subprime lenders had the responsibility of not letting people into loans that they could eventually not be able to afford. They qualified them on the"teaser rate" and not on the highest rate that the payment could adjust to-and then their mtg. brokers told them-"oh don't worry -you will be able to refinance before the payment goes up". Now there are people out there who have done everything right-made their payments, improved their credit and guess what-they are being told they can't refi because their values have gone down. They can't afford the higher payment so their choice is to ask the lender to work with them and freeze their rate or face foreclosure-but guess what -servicers such as Homeq are going to bleed them dry before working with them-they are going to trash their credit and try to get every nickel from them before the freeze their rates-no wonder people just walk away.

These subprime lenders just got greedy in making these loans and now the lenders want the government to bail them out-but they don't want to be responsible to the people they loaned money too that that they should not have-these people can't refi because of declining home values.

I feel for all you people having to deal with servicers like Homeq. I wish I had some advice and answers. One bit of advice I do have-if they make any agreements with you for forbearance or repayment plans-do not rely on anything verbal over the phone. Get it in writing! If they won't give it to you in writing they are trying to pull something shady-do not agree to or rely on it. And please read it carefully before you sign it-including the fine print. Your lender made you agree to everything in writing before they gave you the loan and I can guaranty you that when they go to foreclose they are going to rely on that deed of trust you signed that gives them the legal power to foreclose-anything they have told you verbally means nothing. If you are facing foreclosure-pull out that copy of the deed of trust you signed at closing and read it thoroughly so you know what you are facing as far as the foreclosure process.

I also have never had a problem with HomEq. I have never been late with a payment, and will complete the payoff on my home in less than one year after having my mortgage with them for 9 years.

My rate is not variable and the percentage was competitive. For those whose dreams of home ownership were taken advantage of by unscrupulous brokers, I am sorry that happened to you.

If you were so comfortable with the company, why didn't you sign your name and city and state like all of those who complained? One satisfied customer out of maybe thousands is a little short of being a reputable compmany.

The one thing that I will say is that the company reps are kind until you speak to someone in loss mitigation. They are the ones not willing to listen or help. I have bee there because of medical issues, but I have gotten help from HOMEQ to help resolve my problems. They have truly been good to me.

I have read many of these complaints and it seems that most of the people were paying on time and/or were doing what they were told to do if their loan had been sold to HOMEQ. No one needs to make those who are truly doing their part feel like they are the culpret~~they are victims of a poor economic system and I wish there was a way to help those who do right and want to do the right thing.
